Off-plan buyers protest in Antalya: how foreign purchasers can terminate the contract and recover the price

Antalya has again become a meeting point for people who paid for apartments that were never handed over. European buyers face the same pattern as local ones: a reservation in euros, a completion date that slips, a vacant plot or a frozen shell, and a sales office that asks for more time.
A gathering is a warning. Recovery still depends on a Turkish-language file.

What usually goes wrong

The contract is signed with a developer or an agency. Payments leave the EU by SWIFT or in cash. The promised handover date passes. The buyer is offered an addendum that waives the penalty. Meanwhile the company may prepare concordat or move assets.
Waiting “until after the season” is the most expensive option.

Steps that still work

– Date-stamp and geo-tag photographs of the site.
– Collect the sale contract, invoices and payment proofs.
– Commission a sworn Turkish translation immediately — courts will demand it.
– Serve a notarial notice (ihtarname) seeking termination and repayment of the full price plus contractual penalty.
– Search the trade register for liquidation, striking-off or concordat.
– File a consumer or commercial claim and apply for interim attachment.
Do not sign a sales-office settlement that stretches repayment over years without security.
